Enugu Assembly Moves to Amend Landlord and Tenant Law, Prohibits Caution Fee
The bill was read for the first time in the Enugu State House of Assembly on Tuesday. Its objective is to ensure that every land agent or manager is certified, and it stipulates a defined duration for notice requirements.
Residents of Enugu State are being invited to share their comments and opinions as the state moves to amend the Landlord and Tenant Law, which aims to prohibit caution fees.

The bill was read for the first time in the Enugu State House of Assembly on Tuesday. Its objective is to ensure that every land agent or manager is certified, and it stipulates a defined duration for notice requirements.
Clerk of the House, Mrs. Egbo Ngozi Silverline, announced that all opinions regarding any of the provisions should be submitted to the Clerk of the House.



The bill, which will take effect upon the commencement of the law, mandates a maximum fee of 10% for both agency and legal services. While these fees can be negotiated, they cannot exceed this limit.
Additionally, the bill proposes that a government ministry or agency be granted the authority to create further regulations related to housing issues in Enugu State.
It also states that anyone who violates the provisions of the law will face a fine of N500,000, possible imprisonment for up to six months, or both penalties.
The bill comes in handy as Nigerians are being exploited by Landlords and Land Agents in the country, with many demanding Legal fees, Caution fees, and others.
